The Renters’ Rights Act aims to create a rental market in England that is more secure, fair and affordable. It introduces significant changes to eviction procedures, rent increases, tenancy structures and landlord responsibilities, alongside new rights for tenants and stronger enforcement measures to ensure compliance.
Following its Third Reading in the House of Lords, the Renters’ Rights Bill progressed through its final stages, including the consideration of amendments. The Bill received Royal Assent on 27 October 2025.
The legislation will officially come into force on 1 May 2026, with additional measures scheduled to be introduced later in 2026.
